The most common booking and the one least like a flat. Over the winter an unheated building collects a different kind of dust: fine, with sand and organic matter from outside. Add damp, cobwebs, mouse traces in the cellar and appliances that stood six months without power.
The order: ventilate and check for damp, then work top to bottom through dust and cobwebs, then windows and frames, then the bathroom and kitchen, and floors last. The fridge and kitchen units are always done — after a winter they hold a smell that airing alone will not shift.
In autumn the point is different. A flat is cleaned so it can be lived in; a cottage is cleaned so nothing rots over the winter. An emptied and washed fridge with the door left ajar, dry textiles — a damp blanket in a cupboard is mouldy by spring — sanitaryware with no standing water, waste removed and food taken out.
We flag, without doing it ourselves, the things most often forgotten: shutting off the water, draining the pipework and unplugging appliances. Those are what cause the most damage over a winter.
If you let the cottage, the same rules apply as for a short-term rental in the city, with a longer drive and with things a flat does not have: a grill, a terrace, a hot tub, a fire pit, firewood.
With a let cottage it pays to fix a day and time for the turnover. "Sometime between check-out and check-in" does not work with a forty-minute drive out of town, and it ends with a guest arriving to an uncleaned house.
We clean the terrace, wooden railings and outdoor furniture as a separate item. Wood outdoors is cleaned gently and without pressure: a pressure washer raises the grain and after one season you can see where it was used.
The grill, fire pit and garden furniture belong to the spring opening. Greenery and the garden are a different trade with its own equipment.
Three things that arrive sooner or later in an unheated building. Surface mould on walls and in grout we remove. Mould grown into the structure or into timber we do not treat chemically — it comes back, and it is fairer to say so at once than after the second visit.
After mice we clean and disinfect, but we do not do pest control. If the traces are fresh we tell you and suggest who to call before the cottage is set up for the season.
