Why a new flat needs cleaning at all

Construction dust is not dirt from living. It is fine mineral dust from cutting tiles, sanding filler and drilling, and it keeps settling for days after the trades leave. It clings electrostatically to walls, window channels, radiator grilles, switches and ventilation.

The second layer is what the fitting-out left behind: adhesive residue on tiles, silicone along the sanitaryware, protective film and stickers on windows, handles and appliances, cement haze on tiling, and tape marks on frames.

What the job covers

Industrial vacuuming top to bottom — ceiling edges, vertical surfaces, door frames, sills, radiators, floors. Removal of protective film and stickers from windows, doors, handles, sanitaryware and appliances. Window cleaning including frames, seals and drainage channels. Removal of cement haze, adhesive, silicone and expanding foam. Sanitaryware and taps. Floors washed twice — the first pass only spreads the dust.

The inside of kitchen units is always included in a new build: after installation there is dust in every cupboard, and it is the first place your crockery goes.

When to book it

After handover and after the building waste has been taken away, but before the furniture arrives. An empty flat is cleaned faster and far more thoroughly — once it is furnished we cannot reach under the wardrobes or behind the washing machine.

If you are taking the flat over from a developer, book the clean after the handover inspection. Defects go into the protocol, and a spotless flat is inspected worse than it sounds: dust sometimes hides damage you would otherwise claim.

How the price is calculated

By area, from €1.50 per m². The final figure depends on condition — a flat after a shell handover and one the developer pre-cleaned are two different amounts of work. Window cleaning after building work is a separate item because the glass has to be scraped rather than wiped.

What is not included

We do not remove rubble, packaging or bulky waste — that needs a skip or the recycling centre. We do not do finishing work: no sealing, no touching-up paint, no repairs. Dried adhesive and mortar come off hard, smooth surfaces; on porous ones — raw concrete, matt stone, untreated wood — we say in advance what is realistically achievable.
